Most homeowners who hire an air sealing contractor do so because something about their home does not feel right. A room that never warms up. A draft along the floor in January. Upstairs bedrooms that run five degrees warmer than the rest of the house in August. Dust that returns two days after cleaning. These are not unrelated complaints. They are almost always symptoms of the same underlying issue: uncontrolled air moving through the building envelope.

The short version is this: insulation slows heat, but only an air barrier stops air. A home can be generously insulated and still be uncomfortable and expensive to operate if air moves freely through the assembly. That is the problem an air sealing contractor exists to solve.
What an Air Sealing Contractor Actually Does
An air sealing contractor finds and closes pathways between conditioned interior space and the outdoors. They then verify the result with testing. The work uses caulks, foams, tapes, membranes, gaskets, and rigid blocking. However, the materials are the least interesting part. The real skill is knowing where air moves and creating a continuous barrier.
Continuity is the entire point. An air barrier may cover ninety-five percent of a home’s envelope and still leave five percent open. That small gap performs far worse than the coverage number suggests. Air finds and exploits every remaining path. A competent air sealing contractor creates an unbroken plane around the conditioned volume. They focus closely on transitions where two assemblies meet.
Most leakage occurs at transitions between assemblies. Common locations include the rim joist between floors and the top plate of exterior walls. Other problem areas include attic-to-knee-wall junctions and window and door openings. The sill plate and every plumbing, wiring, ductwork, and ventilation penetration also require attention.
Why Air Leakage Undermines Comfort
Uncontrolled air movement affects homeowners in three direct ways. In winter, warm air rises and escapes through the upper envelope. Cold outdoor air then enters at lower levels. This creates cold floors and drafts on the first floor. In summer, humid outdoor air infiltrates the home. It increases the cooling system’s latent load and can make an air-conditioned house feel clammy.
Air leakage also carries contaminants indoors. Pollen, dust, soil gases, garage fumes, attic and crawlspace air, and outdoor particulate enter along the same paths. An air sealing contractor can address air quality concerns along with comfort concerns, including those related to allergies or asthma.
The third effect is on the building itself. Moving air carries moisture into wall and roof assemblies, where it can condense on cold surfaces. Over years, that pattern causes the kind of hidden deterioration that is expensive to discover and expensive to repair.
Blower Door Testing: How the Work Gets Measured
Air sealing offers one of the few precisely measurable results in residential construction. A credible air sealing contractor insists on testing. A blower door uses a calibrated fan mounted in an exterior doorway. The fan pressurizes or depressurizes the house and measures airflow at a standard pressure difference. Contractors report the result as air changes per hour at fifty pascals, or ACH50.
For context, an older Connecticut home may test between eight and fifteen ACH50. Current code requirements land considerably lower. High-performance new construction typically targets one to two, and Passive House certification requires 0.6. These are not marginal differences; a home at two ACH50 is a fundamentally different building than a home at ten.
Testing during construction, while the air barrier is still visible and accessible, is what separates an air sealing contractor who delivers results from one who delivers effort. A leak found at rough framing costs almost nothing to fix. The same leak found after drywall, trim, and paint may not get fixed at all.
Air Sealing in New Construction
In new construction, an air sealing contractor should be involved during design, not after framing. The air barrier needs to be drawn on the plans, with each transition detailed and the responsible trade identified, because air sealing sits at the seams between trades and unassigned work has a way of not happening.
The sequence matters as much as the details. Certain locations are accessible for a brief window during construction and permanently buried afterward: the sill plate before subfloor, the rim joist before insulation, the wall-to-roof junction before soffit closure, the exterior sheathing seams before cladding. Each has one moment when sealing is easy, and an air sealing contractor’s job is to be present at each of those moments.

The most productive strategy in a renovation is to sequence air sealing to the demolition that is happening anyway. When a wall is opened, a ceiling is down, or an attic is being reinsulated, the marginal cost of doing the air sealing correctly is a fraction of what it would be as a standalone project. A good air sealing contractor works backward from the renovation scope to identify those opportunities.
Attics and basements deserve particular attention in Connecticut homes. The attic floor and the foundation perimeter are typically the two largest sources of leakage in an existing house, and they are usually the two most accessible. An air sealing contractor addressing both often produces a noticeable change in comfort within a single working week.
Ventilation: The Necessary Companion
There is a persistent belief that a tight house is an unhealthy house. The concern is understandable and the conclusion is backwards. A leaky home does not ventilate well; it ventilates randomly, driven by wind and temperature, delivering unfiltered air in unpredictable amounts from unpredictable places, including attics, crawlspaces, and attached garages.
The correct pairing is a tight envelope with deliberate mechanical ventilation. An energy recovery ventilator supplies a measured, filtered volume of fresh outdoor air continuously while recovering most of the energy from the air being exhausted. The result is better air quality than a leaky house achieves, with a fraction of the energy penalty.

Combustion Safety and Moisture Considerations
Two technical issues require care when a home is tightened significantly. The first is combustion safety: atmospherically vented appliances such as older furnaces, boilers, and water heaters rely on ambient air for combustion and draft, and in a tightened home they can backdraft. A responsible air sealing contractor evaluates combustion appliances before and after the work and recommends sealed-combustion or direct-vent equipment where appropriate.
The second is moisture. Tightening an envelope changes how moisture moves and where it accumulates. Bath and kitchen exhaust must be adequate and vented outdoors, not into an attic. Dehumidification may be warranted in basements. Assemblies still need the ability to dry. These are ordinary, solvable considerations, but they need to be considered rather than discovered.
What Air Sealing Costs and What It Returns
In new construction, achieving a strong airtightness result adds relatively little to the overall budget, typically a small fraction of a percent of construction cost, because the work is primarily labor and detailing during a phase when access is easy. It is among the highest-return decisions available in a new home.
In retrofit work, costs vary with access and scope. Targeted attic and basement air sealing on an existing Connecticut home commonly falls in the low thousands and often reduces heating and cooling energy use by ten to twenty percent, with comfort improvements homeowners tend to notice more than the savings.
The return that is hardest to quantify is the one clients mention most: the house is quieter, the temperature is even, the drafts are gone, and the air feels cleaner. Those are daily experiences, and they are the real reason to hire an air sealing contractor.
Where Connecticut Homes Leak Most
Experience across Fairfield County housing stock produces a fairly consistent list. Attic access hatches and pull-down stairs are frequently unsealed and uninsulated, sitting directly at the top of the warm air column. Recessed lights and bath fans penetrating the attic floor leak steadily unless they are airtight-rated and gasketed. Plumbing and wiring chases running from basement to attic act as vertical highways for air movement through the entire house.
Rim joists at each floor level are another consistent offender, particularly in older homes where the framing cavity was insulated with batts and never sealed. Fireplace chases, cantilevered floors above garages or porches, knee walls flanking finished attic space, and the sill plate where framing meets foundation round out the list. Attached garages deserve particular attention, since the wall and ceiling separating a garage from living space should be treated as an exterior air barrier.
An air sealing contractor familiar with the region works from this list rather than starting from scratch, which is part of why local experience shortens the diagnostic process and produces better results per dollar spent.
How to Evaluate an Air Sealing Contractor
Ask specific questions. Does the contractor perform blower door testing, and at what stage? What ACH50 target do they design to? Will they show test results from recent projects? Do they detail the air barrier on drawings or handle it in the field? How do they address combustion safety and ventilation? Who is responsible for the transitions between trades?
An air sealing contractor with genuine expertise answers these with numbers and examples. Vague reassurance about using quality materials and sealing thoroughly is a signal that the work has never been measured, which means it has never been verified.
It is also worth asking who is doing the work. Air sealing quality depends heavily on the attention of the person holding the caulk gun, and firms that train their crews on air barrier continuity produce meaningfully better numbers than those treating it as incidental.
