Custom Build Cost

Our custom homes are priced based on the level of design, construction detail, and performance built into each project. As a general starting point, Kai Built’s current build costs begin around $350 to $500 per square foot, with $375 per square foot used as a baseline reference for a tightly built, energy-efficient home.

This level of construction may include high-quality exterior materials, custom cabinetry, wood flooring, solid core doors, taller ceilings, insulated foundation systems, efficient HVAC design, recessed lighting, and tiled bath finishes. Final pricing depends on the scope, selections, and site conditions specific to your project.

Home Design

A basic home design package typically averages around $20,000, with most projects starting between $15,000 and $25,000, depending on complexity. This generally includes architectural plans and structural engineering required for permitting and approvals.

This starting-level package is intended for foundational planning and documentation. More advanced visualization, such as 3D modeling or expanded design development, would be considered separately.

Survey & Site Work

Survey and site preparation costs are an important early part of the process. Kai Built’s current pricing guide shows an average survey cost of $3,500, though this can increase depending on the number of site visits required and the complexity of the property.

In most cases, the initial survey establishes the foundation for planning, permitting, and accurate placement of the home on the lot.

Footing & Layout Pinning
